When you first buy a property abroad, you have lots of things to do in your new house before you can enjoy it. We do all necessary preparations before your arrival to the house, as a property management company it’s our business to supply our customer with the easy life. You just get your flight ticket and enjoy your holiday without any stress.
Key Holding
When you purchase your property from the constructor or real estate agency, we strongly advise you to change the external locks for security reasons. During the construction and sale period, lots of people have your house key. Unfortunately if you don’t change the locks, we don’t take any responsibility. Changing the locks of your property secures both sides. Two copies of your key will be held securely in our office for the monthly checks and other services. The other copies will be given to the property owner. Changing the lock and the new key costs are included in the service pack.
Construction Cleaning
We arrange for the entire construction cleaning of your property by our housekeeping staff. With our construction cleaning service, your property is be cleaned twice. Firstly we clean the property from the construction dirt and make ready the house for placing the furnitures. The second time is after furnishing the house. We clean the furnitures and the house from the dust and make ready for your stay.
Supplying Gas and Water Bottles
Most of the cookers and ovens in Turkey use gas bottles, as gas is rarely piped here. Your first order will insure you get all your pipes connected to the cooker and oven. Also we do not use the tap water to drink in Turkey, this is why you need to have safe water to drink in your home. The company will bring a 19lt bottle to your property with a dispenser. First deposit of the gas and water bottle is included in the price. For future orders you will only pay for the refilling costs.
Welcome Pack
Home owners generally travel with charter flights, which mostly operate late at night or early in the morning. When you arrive at your holiday home the chances are you will be hungry or thirsty, this is where our Welcome Package comes in.
A pack of essential items will be waiting for you or your guests upon arrival. We have two types of Welcome Packs for different preferences:
- Family Welcome Pack includes 5 lt. water, 1 lt. orange juice, 1 lt milk, sprite, coffee, tea, sugar, breads, cheese, eggs, jam, butter, little cakes, toilet rolls.
- Animated Welcome Pack includes 5 lt water, 1 lt juice, 1 lt coke or fanta, 4-6 beers, coffee, milk, sugar, crisps, biscuits, little cakes, toilet rolls.
Airport Transfer
You don’t have to worry about finding a taxi and giving directions, we will be there to welcome you at Izmir Airport and take you to your home in Kusadasi. We also offer a return service as well. Both airport transfers are for 1-4 people.
Greeting
We will be waiting for you in front of the house when you arrive to your home. We will give you the new copies of your key and make sure your time in your new home is comfortable.
Bill Payments
Monthly bills payments which include your water, electricity, property tax, buildings and contents insurance, earthquake insurance and all other kinds of bills can be paid on your behalf. Please note that the bill costs are not included in our package price. We charge for paying the bill only. All invoice amounts will be taken from the float which you leave with us.
Monthly Property Check
During your absence, a multitude of things could happen. Storms and bad weather during the Winter season mean that a Winter care service is needed for your holiday home. We will be keeping our eye on your property with our regular monthly checks. Pictures of the property will be taken and put on our website with the inspection report for our online ‘Check your home’ system, every month.
Check Your Home Online
For privacy reasons, we will issue you with a username and password which you will be able to use to log on to our website and view photo’s and reports about your home. The password will only be given to you.
If there are any damage or repair requirements, we will always ask for your confirmation to repair it on behalf of you. In your personal property ‘Check your home’ page you will find your last statement, expiry date of your insurance policy and service package.
Info service
When you use one of our Packages, you gain membership to the Living Guide Services. For any information you need for your property here, you just need to give us a call. For example: When you need a plumber, electrician, or even a taxi. You will be issued a customer number, this number will be asked for when you call in order to help you to get the service you require.
Earthquake Insurance (DASK)
Dask is a compulsory earthquake insurance which is arranged by the government. To save your money and protect your house from the earthquake damages, you must get the Dask. We are able to arrange this earthquake insurance for your property annually. We only need your title deed, passport number and the Turkish tax number which is given to you from the tax office in Kusadasi. We will always ask for your confirmation to renew it for the following year. The Dask policy price is included in the package for the first year.
